Corner Point is a 210 bed, 4 storey student residential accommodation complex located on a sloping site. The BREEAM “Very Good” rated development accommodates an entrance foyer, student amenity space, cinema room, private dining rooms, a gymnasium, cycle store, plant areas and some bedrooms on the lower ground floor and ground floor of the scheme. The remainder of the building is dedicated to studio accommodation.

Hill Cannon were appointed to provide MEP consultancy services from the pre-planning stages and worked closely with the architects and client design team to mould the initial architectural layouts into a solution that could accommodate the required MEP plant and services distribution.

Planning regualtions prevented the location of any plant on the main roof so to satisfy Building Regulations Part the optimum design solution included air source heat pumps mounted on a lower roof terrace to serve the domestic hot water supply plant, itself located in a ground floor plant room. Electric heating is provided to the studios.

The building is extremely spacially efficent and this required significant levels of co-ordination with the architects and structural engineers to ensure adequate space was provided to accommodate the MEP services. Critial areas of attention included the corridor ceiling voids and the riser ducts/ bathroom manintenance cupboards.

Hill Cannon took a lead role in driving the fire strategy which, due to the architectural configuration resulted in a hybrid mechanical/natural smoke ventilation solution. In addition to this a full residential sprinkler installation was included.
