The design included detailed roads, surface and foul water drainage design to satisfy the Highway Authority, Lead Local Flood Authority and Northumbrian Water Ltd. which includes an innovative and complex SUDS basin and other SUDS features to provide on-site attenuation and water quality mitigation in accordance with Durham County Council SUDS guidance/policy. The detailed design has also involved the plotworks and earthworks design associated with all 145 plots including detailed ground modelling in an attempt to minimise movement of material on and off site. Ground conditions have also been a key factor when undertaking the detailed design with mine workings, on-site mine shafts and existing trees and hedges to consider which have impacted on the foundation designs undertaken by Hill Cannon.

The detailed Engineering design undertaken by Hill Cannon was vital in satisfying key planning conditions associated with the Outline Planning Permission in which to secure the Reserved Matters Planning Permission associated with Kenley Homes first housing development.
